For Housing Associations and Local Authorities, gaining access to properties for routine checks is one of the hardest parts of compliance. Healthy Homes Check solves it - using the servicing or maintenance visit your residents already trust, our engineers carry out and report on damp and mould, fire safety, electrical, water, and stock condition checks at the same time.
Whether that visit is a routine gas service, a solar or heat pump maintenance check, an MVHR inspection, or part of a wider retrofit survey, we use the access already granted to complete a broader set of checks in a single appointment. That means fewer knocks on the door for residents, and a fuller picture of property condition for you.

The Healthy Homes Check is an enhanced property survey designed to provide a comprehensive evaluation of safety, security, and efficiency within residential properties.
Under our Compliance Division, we conduct routine gas inspections and maintenance for local authority and housing association contracts. The Healthy Homes Check enhances this process by enabling our operatives to carry out an additional, specialised visual inspection during their visit.
This service acts as a one-stop solution for gathering critical housing stock data and identifying potential risks, ensuring properties remain compliant and well-maintained.
We check fire doors, alarms, escape routes, and communal areas against regulatory standards, and flag anything that could affect safety or the correct operation of fire safety equipment.
Water systems are assessed for legionella risk factors such as stagnant water and inconsistent temperature control, helping catch issues early and supporting your wider water safety compliance.
Carried out as part of the existing safety check, confirming appliances, pipework, and ventilation meet legal standards, and looking for issues like poor fittings, corrosion, or leaks.
A visual assessment flags outdated wiring, damaged fixtures, and overloaded circuits that could compromise safety or lead to power failures, helping prioritise properties for a full electrical inspection.
We identify condensation, leaks, poor ventilation, and other visible risk factors, so cases can be triaged and actioned in line with Awaab's Law timescales.
Our engineers are trained in asbestos awareness and will flag suspected asbestos-containing materials for further professional assessment, rather than leaving this to chance during other works.
Depending on your stock and priorities, the scope can also be configured to include windows and doors, smoke and CO alarms, kitchen and bathroom condition, front and back door security, ventilation, and other stock condition checks.
None of these checks replace a full statutory or specialist inspection in their own right - they're an early-warning layer that helps you target follow-up where it's needed most, rather than spreading resource evenly (and thinly) across your whole stock.

Awaab's Law sets fixed, legally enforceable timescales for how quickly social landlords must investigate and fix hazards in their homes, introduced through the Social Housing (Regulation) Act 2023 following the death of two-year-old Awaab Ishak after prolonged exposure to mould in his family's social housing flat.
Phase 1, in force since 27 October 2025, covers emergency hazards and significant damp and mould risks: emergency hazards made safe within 24 hours, damp and mould investigated within 10 working days, and safety works completed within 5. Phase 2, expected from 30 November 2026, extends these timescales to a much wider set of Housing Health and Safety Rating System (HHSRS) hazards, including excess cold and heat, fire, electrical safety, falls, and structural issues - stretching damp and mould triage processes across several new hazard types and teams.
Alongside this, a reformed Decent Homes Standard, confirmed in January 2026, will apply to the private rented sector as well as social housing for the first time, with full compliance required by 2035 and stricter energy efficiency standards by 2030.
